About Torrance

Torrance is part of an old Spanish land grant designed by  landscape architect Frederick Law Olmstead, Jr. as a planned community. It is designed as a balanced community, with industrial, residential, and commercial areas.  The city seal still shows these 3 aspects. Torrance is the main shopping and commercial center of the South Bay.

Torrance is also know for support of veterans and the US Military.  The annual Armed Forces Day Parade is a well attended local event.

Neighborhoods

Some of the Torrance neighborhoods include:

  • Hollywood Riviera: Attractive and desirable neighborhood with ocean views.  These homes may have a Redondo address, but are part of the city of Torrance.
  • West Torrance: This area is mostly larger and newer homes surrounding West High School.
  • Old Town: This historic neighborhood features properties over 100 years old. The Old Torrance Downtown with restaurants and shops is in comfortable walking distance.
  • Southwood: Close to Del Amo Mall and many businesses in the New Downtown area, this area has a variety of home types. 
  • Walteria: Walteria was the place the rancheros used to gather their cattle to put them on the ships out of Redondo Beach and the port of Los Angeles.  It is now a lovely neighborhood with large trees and pleasant streets.
  • North Torrance: North Torrance exactly where the name says it should be: in the northern section of Torrance.  This land is flatter than most in the South Bay.  There are great homes here, as well as large flat parks with sporting fields.
  • South East Torrance: This area is  known for ocean breezes, Christmas light neighborhoods, and South High School.  It is bounded by Redondo Beach on the west, and Palos Verdes Estates on the South. There are many well crafted homes here, and some beautiful tree-lined streets.

Landmarks of Torrance

  • Old Torrance- the Original Downtown Area- This highly walkable area has everything from the Torrance Historical Society to Torrance Bakery, renowned for sandwiches and pastries!
  • Madrona Marsh and Nature Preserve -Torrance used to be a swamp.  The city decided to keep one area as it would have been 200 years ago, for education in history and ecology.  There is now a modern visitor center complete with parking.
  • Torrance Armed Forces and Veteran’s Memorial- Torrance has always bene thankful for the US Military.  There are actually 2 Veteran's Memorials: One by the Civic Center, and the other by the original High School, Torrance High School.  Buffy the Vampire Slayer was filmed at that high school.
  • Torrance Beach- Yes, Torrance has a beach!  It is on the south portion of the bay, just before the peninsula starts to rise up from the flatter terrain.  Beautiful views can be found there year round.
  • Strand Bike Trail- The Strand Bike trail is used by many for biking, skating, and walking. It runs along the coast for 22 miles from Torrance Beach to Will Rogers State Beach.
  • Del Amo Mall- This massive mall used to be the largest in the US.  It was overshadowed by the Mall of America in 1992. Even so, Carson Blvd., a main route, drives under the mall food court.  You can find pretty much anything you are looking for at Del Amo Mall.

How We Overcome the Challenges and More During Projects:

Torrance has been built in what used to be a swamp.  This means that most of the area is fairly level.  This makes for much simpler Moves, Estate Sales, and Online Auction pick-ups than in the hillier sections of the South Bay.

           There are many Condos, gated communities, and other properties with HOA’s throughout Torrance.   Many of these types of properties do not permit or strongly discourage in-person Estate Sales. We can get the items sold for you with an Online Auction.  A small crew will come to your home and photograph and describe your items.  We will then run an auction.  The winners of the auctions pay online.  We give the HOA or gate guard a list of who is coming to pick up their lots with the time at which they are expected to arrive.  This list gives a sense of comfort and order to the HOA and/or gate guard. The winners already own the items they are collecting, which also eases tensions in the HOA.
